Areas on Maui

Maui has incredible diversity in landscape and climate zones — for instance, driving to the summit of Haleakala allows you to experience five different climate zones, all in less than 90 minutes. Below are the main climate zones of Maui.

  • Lowland (both windward and leeward)
  • Arid Desert
  • Tropical Rainforest
  • Tropical Wet and Dry (Savanna)
  • Grassland (Steppe)
  • High Alpine Land

All of these areas offer different types of weather, temperature, types of plants, activities, etc., I’ve outlined a few below.

South Maui gets the least amount of rain and cloudy days, has incredible beaches, snorkeling, surf and golf courses. We have the Grand Wailea – where many “stars” will stay. We just had Jennifer Anniston, Adam Sandler and Nicole Kidman – to name a few – here for a month filming a new Adam Sandler movie. South Maui has tourists…but not as many as West Maui. If you live here, you can’t go to the store without running into someone you know…it has that small town feel.

West Maui – which is the area Sandy mentioned (Whalers Village near Lahaina…it’s Kaanapali) tends to more resort driven…there are ocean front properties there and I’ll send you some prices for that area so you can have some type of comparison. West Maui also has great beaches, snorkeling, surf and golf courses…and more tourists. Lahaina is a “destination” are for most visitors and offers some good restaurants, shops and entertainment.

The North Shore of Mauihas more people with Hawaiian ancestry, especially in the Northeast area of the island. Paia, Haiku and Sprecklesville is a more diverse area. It’s windy almost all the time after about 10am, gets more rain, has some nice beaches…but they are rougher…the water and currents are bigger and stronger so it’s not as safe a place for visitors to hang out in the water. We can get 20’+ surf during the winter months…and Jaws has had waves hit 70’!

East Maui – Hana it rains almost daily there. Hana is probably what most people have imagined Hawaii to be…big leaf foliage on plants, very lush and green…extremely beautiful. Mostly locals live in Hana…there is not much there…but it the road to Hana that offers so much.

Central Maui – this is where the malls are, the main shopping area on the island. There are older neighborhoods interspersed throughout central Maui but I would consider much of it lower income.

Upcountry Maui – higher elevation so it can be much cooler than the rest of the island…temperatures are probably in the mid 70’s most days (Kihei is usually 84 to 86)…cloudy almost daily and rains frequently. You’ll find ranches, less populated areas, more agriculture than say South Maui. There are some newer housing developments. Prices can get high because there are some incredible views of the valley and in many cases where you can see the ocean on two sides of Maui at the same time…revealing how narrow the island really is.
