Thinking of selling your property?
Careful…don’t become a victim of an agent that doesn’t want your property to sell right away. What? Why? Wouldn’t the agent prefer to sell the property more quickly?
You would think so huh? Unfortunately, I see this often enough I feel the need to mention it here. Some in the industry refer to overpricing a listing as “buying” the listing. When an agent tells you they can sell your home for considerably more than what other agents are telling you what your property is worth, beware. Here’s why:
Problem #1…
“The agent may be simply inflating the listing price so they’ll have a property they can hold repeated open houses at. It won’t sell, but they’ll generate several buyer leads for other properties.”
Problem #2…
Your property will go stale? Most listings get more foot traffic and showings during the first 30-days of being on the market. After that the foot traffic begins to drop off, and the listing is now “going stale“. Don’t be surprised to have the agent come to you asking for a price reduction. Now you are chasing after buyers as your agent is trying to resuscitate the listing. This hardly ever works. Oh, then the agent will recommend letting the listing expire and to re-list it to make it appear new. Any good agent is going to look at the listing history (it’s just a click away) and see that your property had already sat on the market for months. You’ve now lost most of the negotiation advantage you should have had, if your property was listed at the right price to begin with. Wouldn’t you rather have multiple offers, deal from a position of strength, and select the best offer? What seller wouldn’t?
Solution…
Had the property been properly priced, you would have sold your property at the best price based on the current market conditions. Thus, you would have put more money in your pocket, more quickly, and with less stress instead of chasing after buyers.
As a seller you want to come from a position of strength, not weakness. Price reductions show you are getting desperate.
If you don’t have an interested buyer within 3 to 4 months and haven’t had an offer, perhaps you’re agent has:
- …priced your property too high
- …your property has been improperly marketed
- …or your agent is too busy and isn’t able to give the personal attention that is needed.I don’t play games with my time or my clients time.
